Greater Halifax real estate may be running out of luck. Canadian Real Estate Association (CREA) data shows a six-year high for new listings in September. Sales also rose, but couldn’t prevent the second-largest monthly price drop on record.

Greater Halifax home prices fell sharply last month. The price of a typical home dropped 3.9% (-$22.1k) to $541,700 in September, leaving prices 4.1% (-$23.4k) below last year. In dollar terms, it was the second-largest monthly drop on record, only beaten by the May 2022 plunge after rate hikes began. Prices are now 5.4% (-$31.0k) below the May 2026 record high, bringing them to their lowest level since December 2024.

Existing home sales rose but remain tepid. A total of 434 homes sold in September, up 4% from last year but still well below pre-pandemic levels. Rising sales aren’t an obvious driver of falling prices, but volumes remain weak—and look worse against elevated inventory.
Halifax New Listings Hit A Six-Year High For September

September isn’t traditionally a big month for sellers, but last month was an exception. CREA reported 727 new listings in September, up 1.4% from last year. That increase looks modest next to sales growth, but new listings have climbed for four years straight. Last month saw the highest September volume since 2020.
Halifax-Dartmouth has largely resisted the price declines dragging down the national benchmark. However, that resilience was based on a relatively small pool of buyers. Thin sales leave prices vulnerable when those buyers pull back or when sellers face more competition. With listings rising and prices falling sharply, the market may now be testing where buyers are willing to step in.
