High Park Flip Asks $3.4M, 171 Indian Road

171 Indian Road - Kitchen Behind Island

Built in 1914, 171 Indian Road is a 3,500 sq. ft single family home in High Park that was recently renovated. It’s currently listed by the owner for $3,400,000 – a slight premium over the neighborhood, which is double tough to swallow since it was listed pre-renovation in 2013 for $1,149,000.

The Details

The flippers that purchased this place did a top-notch job, converting the main floor to an open-floor plan that is bright and airy with beautiful finishes. The chef’s kitchen features quartz counters, a large island with breakfast counter, and a custom paneled fridge to blend in with the cabinetry.

Other features worth noting are the preserved stain glass, elaborate baseboards and moulding, and the amazing job they did restoring the exterior.

There are a few errors in the listing, so I would double check the feature list if you’re going to see this place.. i.e. it lists the fireplace as a solid slab of milled nero assoluto marble, but nero assoluto is a type of granite. It also lists Pietra D’Avola marble, which also isn’t marble – as far as I know it’s a composite stone that’s manufactured using recycled post-industrial stone waste. That might seem minor, but it’s enough to make me wonder what else was unintentionally mislabeled. It all looks gorgeous though.
