Open Concept Home In Toronto’s Beaches, 22 Hammersmith Avenue

22 Hammersmith Avenue - Family Room

Located in the Beaches, yes BEACHES – there’s three of them, 22 Hammersmith Avenue is an open-concept with awesome vaulted ceilings, just minutes from the boardwalk. The whole house was completely gutted, replacing almost everything in the house since it was listed in 2008 for only $699,900. The post-renovation home isn’t quite as affordable, currently listing with Heather Hadden for $1,799,00 – a tad smidge of a premium for the owner’s hard work.

The Details

When we said gutted, we meant it. The small rooms typical of the beaches have been opened up, and a transparent rail from the dining room upstairs gives you a view into the living area. What’s that? Yeah, the  dining room’s upstairs, but that would only be weird if the kitchen wasn’t on the same floor…which is a little weird. Good thing it’s such a nice kitchen.

That’s a pretty big looking place for the Beach, I’ll have to check it out. You should add open house times to your site.

The Beach has some nice places, but they’re way too expensive for being located so far away from the city.

It’s a lifestyle choice, the premium is the same in all demand neighborhoods. In my opinion, there’s no reason to be located in Forest Hill, but other people would beg to differ.
